Please help me figure this out! In what cases do we use DV and in what case we recommend Direct Dispute?
I am also working on removing southwest credit and Midland from my Credit File. But I have a fear that it might trigger them to report back to all three. As of now it is only on one.
I have two questions regarding these CO.
1- Is it possible that removing all CO from credit file could lower the score. Knowing that I have few positive Acc such as Edu loans and CC.
2- Since EXPERIAN is the one with most baddies, how instrumental is the EXP in everyday things especially in the Northeast?
Please any help or suggestion would be appriciated.
A DV always goes to a CA; A Section 623 always goes to the OC, never a CA. Its possible AAoA will decrease causing a score drop but a clean report is always preferrable to a longer AAoA with negs on file.
Thank you for your reply.
Here is the circumstances where I am considering DV or 623.
I had lived at a rental property from 2005-2009. When I signed my lease in 2005, I paid $1850 to Urban Developes, the landlord. It was $675 for Security Deposit, another $675 for Last month rent and $500 for pet Deposit. In August of 2009, the property was sold to OC with all lease assigned over to OC. This new Mgmt changed the policy about large pets. Because I had a german shepphard dog, I had to move instead of giving up the dog. I informed the OC about moving. I told them that as per lease, they can use my last month rent and I will be out by Dec 2009. Because I refused to pay Nov rent again, they initiated Eviction. I was summoned to the Court. I had leased another propert by then and moved out prior to the return date on the summons. The OC since then never refunded my money.
Now I just find out that they are reporting an amount of $3000 to my Credit File throught CA. Please note that in CT, a seperate court judgement is required to collect back rent and propert damage( I had no back rent and no property damage).
I have disputed it with the CRA but it came back to "stay", I am now trying to figure out what to do with it. I think SOL in CT is 3 Years for verbal, 6 years for written. I am not sure they can work under the written SOL 6 years as no written agreement exists besides rent taht was also paid in advance.
How should I approach this? Please help.
A direct dispute can also be sent to a debt collector.

This appears to be a direct violation of state law, I would file a complaint with your States AG and possibly the BBB.

Yes, you are correct, dont know what I was thinking.
Thank you for your insight. I am hoping to make a call to the CT AG office on Monday. I have checked locally to see if there was a judgement granted by the Small Claims Court but nothing came back with my name or anything. Hopefully, I will be sorting this out in this week.
