Think I finally figured out what's causing score problems

My score has been stagnating for over a year. I've had 2 successes in the last year, AMEX Zync and Capitalone rewards. However, a consolidation loan has been denied and I was denied for a BofA credit card and a chase. Everytime I apply for something, it says history of derogatories AND collections. Well, whenever I looked at the tabs on the top of my credit score, under collections it said nothing. However, I tried to print it out to look more closely and when I did, under collections it listed 2 accounts. I had never seen those before and don't know how long they have been there. One is an old Emerge account, now handled by Midland. I do have a balance and would like to pay it in full and try to get a deletion. The other is an old credit card, which was closed and paid in full (after a Charge off). It shows zero balance, but it is showing as a charge off and now handled by HSBC.

Will new activity on these 2 collections hurt my score? I will try to send goodwill letters, but I'm expecting they won't do much good.

I want to pay off the Midland, but if they update, will my score go down?

I'm currently in the 650 to 660 range for TU

someone may correct me if im wrong, but a collection is a collection in the eyes of FICO.  Doesnt mean much if its paid or outstanding, its still hurting your score. I would try a PFD for the scoreboost you are looking for.

A colleciton is a collection. It hurts when it hits... balance, paid, unpaid, new activity.. doesn't really change anything scoring wise.. you will need to try to get these removed to see any score successes with them
