Landlords - Which tenant screening service do you recommend?

I've recently purchased an investment property (single-family residential) and I'm trying to determine if it's better to just have the tenant pull and provide their own full credit report, or go through a tenant screening service. I see there are several companies (smartmove, turbotenant, etc..) I like the idea of getting the background in addition to just credit report.

I have someone wanting to rent it and just want to be sure I'm doing my due diligence.

Any insight or wisdom on this matter would be greatly appreciated!

Thanks!

Re: Landlords - Which tenant screening service do you recommend?

I'm pretty happy with smartmove.

I do the "full package" for $40, which the tenant pays to TU directly. This is for California properties.

I have gotten good advice on Reddit's r/landlord forum.

Personal spend: Amex Gold, Amex Schwab Plat., BofA PR+WWFCR, Costco
Business use: Amex Bus. Plat., BBP, Lowes Amex AU, CFU AU
Perks: Delta Plat., IHG49, Hyatt, "Old SPG"
Mostly SD: Freedom Flex, Freedom, Arrival
Upgrade/Downgrade games: EDP, BCP
Closing soon: Discover

Mostly earning MRs and cash back as I use up hotel and airline points spread across several programs.

Thank you! I think smartmove is what I'm going to try. I'll also check in to the Reddit board. Thank you so much!
