Thanks all.

Home inspection completed. No critical issues but a few important ones need attention that may cost up to $10k (my guestimate) to fix. 

Response back to sellers due today.

Sellers gave a $6k price concession toward fixing home inspection items. They are moving out Monday 6/2 although actual close is pending mortgage assumption paperwork completion. Clearly the sellers were motivated and wanted to get a move on.

Likely over paid $20k imo.

Hey - that's almost 2 years worth of food and drink for me!

The kids moved into their home East of San Diego and were greeted by an unexpected visitor!

Well ... It frightened their Irish Setter and had to go.

Willow, the setter,  went to investigate "something" and then backed away and ran into the house. Daughter captured it on video. S-I-L was opening the back door to go outside when the dog bolted past him. His surprised look at Willow's odd behavior was also captured on video. 

They noticed the snake when checking out what had spooked their dog.

I found the vid rather amusing.

LOL, not like the video of from a few years ago where a guy is walking down a trail and sees a rattle snake; his dog runs back, grabs the snake and shakes it so violently before letting it go, the snake flys off into the distance.
