Timothy is right! MV if the HELOC is reporting under mortgages this suggests it's not factoring in revolving util% calculations. Can you share how your HELOC is being reported on all three reports. I suspect TU might be different than the others.

They way I understand it is EX and EQ are using versions new enough to know the difference. All of the newer versions do not calculate open accounts in UTL.
