Timothy is right! MV if the HELOC is reporting under mortgages this suggests it's not factoring in revolving util% calculations. Can you share how your HELOC is being reported on all three reports. I suspect TU might be different than the others.

From my Chase IP - all 3 are in the real estate section:

PS.  Just checked my last TU and EQ reports from MyFICO.  The balance on my revolving accounts DOES NOT include the HELOC.  It is listed as mortgage (EQ) and Installment (TU)
The slide from grace is really more like gliding
And I've found the trick is not to stop the sliding
But to find a graceful way of staying slid

Sweet Deal indeed! The same will happen with CCs reporting very large CLs on some CRs but it depends on the version being used.

You've all left me behind, dammit! My HELOC reports in different sections, but it sometimes is included in my revolving util, and sometimes in mortgage:

Seems TU is stuck on an old version of the Fico that counts open accounts in utl- WHAT a RIP off huh?

They way I understand it is EX and EQ are using versions new enough to know the difference. All of the newer versions do not calculate open accounts in UTL.
