Hi everyone. I'm in the middle of having a house built and they want to do the final mortgage approval. I had a charged off Kohls charge card from 2016 that has 7 late payments as well. I asked Transunion to do an early exclusion and they did. My score now dropped 4 points from a 718 to 714. My balance on that card was $452, credit limit of $300. My overall utilization is 2% out of around $25,000. I have 2 other 30 day late payments that I'm working on getting removed. The only thing that changed when this account was removed was that my average age of credit went down by 1 month. But it was a major derogatory removed so shouldn't that have increased my score.
Just for clarification this is FICO score FROM MyFICO. It is not a FAKO Score. My transunion VantageScore did drop 1 point.

I figured this would be the easiest as it's a lot to type out
Is this the CO you got EE?

Yes. It's been removed from transunion not experian or Equifax.
The DoFD was 08/16. So fall off is 08/2023. Looks like TU wasnt reporting and you got lucky it was removed. You can try EE with EX in May. 3 months early. Was it settled or still has a balance? If so. Get it to $0 balance. That 151% is killing you

Right so it was there as of January 16th. I submitted the request for early exclusion January 17th. It hasn't been being reported since March of 2017. My overall debt utilization is 2%. I would think that my score would have gone up with this being removed. My AAoA only went down by 1 month and this was 6 or 7 of my late payments. The other 2 were 30 days late and one is also going to be falling off this year. The other one was during Covid-19. I can't figure out how to view a previous dates credit report on the MyFICO App so the screenshots below are from Credit Karma. When I spoke to transunion they said it would fall off automatically in July 2023 so that's why they might have approved the EE

Last thing that sticks out is more than 50% of cards reporting a balance.

I was under the impression that it was good to carry a small balance. Should I just pay them off? I have the money to
Having 1 or 2 report is fine as long as its under 8.99%. Combined or your aggregate util should stay under the same %. Best for me is under 6%.
