I would be very grateful if you would give me your before and after scores and Reason Codes when it reports, and we will try to confirm that. But I do believe you're correct. 

If you had the time, the best way if possible would be to zero the authorized user account that has the big credit limit if possible. Then it would benefit all three potentially and you would only have one account with a balance at all three from different cards, like your existing set up. But I don't know if you can get that zeroed out? because like you said, otherwise you will have two cards with the balance at two bureaus.

Now that AZEO is on all of our mortgage scores, We just pulled our EX and EQ mortgage scores today. We did not pull updated TU for an additional $30 right now because its lower. So the TU scores are without any azeo updates.

EX 649 (azeo +4)

EQ 659 (azeo +13)

TU 634 (w/out update)

 

Wife:

 

EX 657 (azeo +13)

EQ  649 (azeo +0)

TU  604 (w/out update)

 

AZEO helped a lot, but we are still short of the 660 mid score requirement. 

 

Her Aunt's 30k CL 10+ year old excellent payment history AU will get reported to our Credit bureaus on Friday, November 20th ( Her Aunt advised payment due date is 17th)

 

So a week from today, on November 22nd, we will check for the updates and see if our scores got to 660!

 

We are really hoping her Aunt AU gets us to 660 on EX and EQ mortgage scores!

 

If they are not, our mortgage guy said he can do rapid rescore to zero the credit one to see if that will do it.

 

Will let you know next Sunday, the 22nd!

@Anonymous congratulations on the increases. You're going to need the aunt's revolver to report with a zero balance. If it does, you will surpass 660 and the wife may hopefully. 

At Experian, we have to hope that it will still be taken into account on the Aging Metrics and # of accounts despite exclusion from utilization.

 

At EX it wouldn't matter if Aunt's

had a balance (but it will at EQ), but if you zero the credit one you'll get a loss at EX, so you can't do that. 

can you get the aunt's to report with a zero balance? I think that your best hope.

 

Maybe @ThomasThumb or @Revelate or another knowledgeable member knows whether accounts that are excluded due to high CL are still taken into account for aging purposes?

I'm pretty sure they count on EX2.

 

There isn't any real way to test that concretely with my profile unfortunately but I do know my 43.5K CSR counts for some metrics but not others when it comes to EX FICO 2 scoring, and if there is anything that counts about a tradeline, age metrics are a pretty safe bet.

 

Ultimately there's only so much you can do other than having time pass, but for mortgage scores a high quality AU (read as longer than your current AAOA and AOYRA, and $0 and clean payment history) is hard to go wrong with.

 

I guess you could zero out other accounts too and just have the AU with balance but with something as important as a mortgage I always want my own single balance on my own tradeline (usual other bits apply, national bankcard and 25K or under CL just to be sure for me anyway).  AUs are a little strange sometimes maybe through reporting idiosyncracies though they are supposed to count full monty FICO04 and earlier which all of the traditionally used mortgage scores are from those models, high CL weirdness not withstanding.

Some good news!

 

At our request, wife's Aunt just notified us they have set it up to be paid in full to $0 balance for tomorrow's 17th due date. So when her card reports presumably on the 20th,  AU shows up on our reports with 0 balance.

 

We will keep everything else the same with the $7 balance on Credit One.

 

This will give all of our mortgage scores AZEO with the new AU tradeline!

 

Fingers crossed! Can't wait to see!! We will pull our own $96 new reports on myfico Sunday the 22nd!

 

Our mortgage guy wants to pull a full updated report Monday the 23rd , hopefully the 660 midscores are there,, to get us to underwriting, and fast track is to closing!

 

Will report back on Sunday! Thank you again to you all!😊😊😊

@Anonymous That is awesome! I think you're in the best position you could be on this short of notice and I think you're going to see your best scores!

 

I sure hope you make it! And considering Rev said that the ages will most likely count and I think they most likely will as well, that should give you an additional welcome boost! I am excited for you and I hope that this puts you where you need to be! Can't wait to hear your report!

 

@Revelate they didn't want to put a balance on the new AU account because it's $30,000, so it would be excluded from EX2 and then they would have two accounts with a balance at the other two bureaus.

 

They had a balance on one that one is a primary on and the other is authorized user on, it increased going to that, down to one account with a balance. And they have a little time to try to rearrange it so that there's only a balance on each one's primary but it seems to be working perfectly with the one.

So her aunt's GTE Federal credit union 30k CL with $0 balance opened in 2006, populated on our Experian and Equifax,  but not Transunion yet.

 

Our Fico 8 scores increased for me:

EQ. 653 to 682 (AU +29)

EX.  661 to 667 (AU +6)

 

Wife's Fico 8

EQ.  657 to 673 (AU +16)

EX.    679 to 679. (No change)

 

My Mortgage:

 
EX 652 (AU added +3)
EQ 659 (AU added +0)
TU 634 (AU has not hit yet)
 
Wife  mortgage :
 
EX 657  (AU added +0)
EQ 649 (AU added +0)
TU 606 (AU has not hit yet)
 
Never thought getting to 660 would be so difficult! We've made strides but still have fallen short. 
 
I thought sure the AU would have gained us good on mortgage scores.
 
Builder has extended holding the house another 30 days until December 31st by us placing another 2k into escrow (for a total of $24,000)
 
Now the next closing date target is December 23rd.
 
One thing of Note, is last week $3 mysteriously appeared on one of her open skys (that was a 0 balance) . We got the myfico alert. Which put her out of the azeo, but scores did not change at all. The 3 dollars was from a paper mail fee. 
 
We may just be topped out on scores. We are getting hit from 5 inquiries that our mortgage guy has pulled our credit February, may, August,  September,  October. Our mortgage guy advised he will contact Partners credit to see if some can be removed, but slim chance.
 
We may get a bump on December 1st from the latest credit cards we got in September for the aging?

@Anonymous I am so sorry that that did not do the trick for you. I'm afraid you may be tapped out on your profiles. 

if you could get those inquiries removed, that would probably do it for you though. 

I sure wish I had some tricks to pull out for you. But if you can get him to remove those inquiries, you may be in business. I think that's your best shot. 


it's profile specific whether you get any points at 3 months AOYA and I don't know how/if that even applies to the mortgage Scores, but it's possible.

Well we got some fantastic news!!!

We switched to the builders preferred mortgage ! They will do 650 mid score fha. They rapid rescored the open sky to 0, she bumped 1 point. So weird how this fico system works!

 

2.5% interest rate! We are in underwriting and close December 11th!!

The previous lender agreed to have the 5 inquiries removed and gave us written documentation they would!

 

So I will dispute  with bureaus with the letters and get inquiries moved!
