Thank you all for the advice. Good to know that I'm on the right path. Will keep you updated with the results at the end of the month.
Should I ask the lender that I'm working with to do the rapid rescore now since I paid down all my cards where it needs to be instead of waiting for it to show on my credit report later? @allzero

If you are trying to move quickly and willing to pony up the ~60 bucks for a rapid rescore then yes but it costs money and you may need to be under contract to do it, I don't know if they can do a rapid rescore without your having paid the credit report and maybe appraisal fee already, but might be worth an ask.
Something else to consider though, conventional doesn't usually make sense till around 680 financially: yes conventional is preferred given some sellers don't want to deal with FHA but it's going to be non-trivially more expensive potentially.
Hey guys...Just a quick update on my credit scores
As of today, my Fico 8 scores are
Equifax-628, Transunion-585, and Experian-657
Previously it was
Equifax-612, Transunion-589, Experian-655
Two of my old charged off credits cards fell off my credit report which might have dropped my Transunion score. Not sure because it jumped to 589 and then 585 in a week. I wasnt able to get the Waypoint(Comcast) collections remove from Transunion or Equifax which is fine. I checked on experian.com and My Experian Fico 2 score jumped from 597 to 614 for 3 days and then dropped down to 606. Not sure why that happened as well. I haven't checked an update on the other mortage scores since I would have to pay for that credit report on myfico and wanted to wait for the other cards to show the updated balance on my report first. Just a quick question...I paid down all my cards except 1 which I stated in my original message but my Credit One credit card reported the interest which was about $3 instead of the 0 balance. I have the one capital one mastercard still at $15 and the rest 0. Should I pay down more of the mastercard or should I just leave it? The capital one mastercard doesnt report until April 2nd so just wanted some input on what I should do because it won't technically be AZEO since the credit one card reported the $3. Thanks again

@Anonymous You'll want to shift your Except One card. Since the Credit One has reported a non zero, pay down to zero the Capital One card. Then, you will be AZEO.
So pay off the capital one card with the $15 balance since the the credit one card reported to the bureaus the $3 balance already? @AllZero

@Anonymous That is correct. You only want one card reporting a balance.
ETA Edit To Add, are you still in the grace period for the Capital One card? Make sure you don't get any trailing interest that creeps up on you.
I do have a grace period as Capital One told me that particular card doesn't report to the credit bureaus until after April 2nd. I'm going to pay the $15 balance today so it will reflect on my account by tomorrow. @AllZero

That's great. Only a few more days to wait. Hoping you get that score increase!
