Refinancing HELOC into 30 year fixed and credit score?

Can anyone give me any idea of how this might affect my FICO.  I'm in the middle of refinancing my 1st mortgage and HELOC ($45,000 limit with $44,680 balance) into a single fixed rate 1st mortgage?  We got the HELOC to put in a pool several years ago, and being its an interest only payment with a balloon at 25 years, and the fact that the pool took all of it plus some, my utilization of revolving credit is like 97%.

Besides the HELOC, my other revolving credit are small lines, like $1K, $500, $800.  So while my utilization will go way down, since I don't owe much on my 3 credit cards, my total credit extended will also reduce significantly.  On my Positives on my FICO scoring, it mentions the high credit line meaning lenders trust me with high revolving lines, but that will go away, on my Negatives it lists the high utilization, but my utilization will go down significantly as well.  Any guesses on how this will affect my score?

I would expect a significant postive increase in FICO.

Revolving % util is weighted high in scoring, and as you point out, will be significantly reduced by your elimination of the LOC from its place as a maxed out line of credit.

It is hurting not only in overall % util, but as an individual revolving acct with a % util significantly higher than your other revolving accts.

The relatively lower CLs on your CCs is not significant if you keep their % util low.

Conversion of the debt to installment, particularly mortgage, should significantly lower its impact on scoring.

The only negative I see is that the new mortgage will most likley be reported as a new TL, thus lowering your AAoA.

Where are you in VA that you have a pool??

LOL, there's lots of pools in VA.  Without a heater you can get about 5 months swimming season (May-Sep) and with one you can get about 7 (Apr-Oct).
