I just noticed that you refer at one point to "some collections (which have been paid off but not updated yet)" and then in a later post write:

 

"we are waiting for those collection accounts to update and fall off...."

 

The act of paying off a collection will not cause it to fall off your report.  As far as your credit scores go, the most recent FICO model (FICO 9) does ignore paid collections, but earlier FICO models (such as the ones used for mortgage scores) still count them against you, even when they are listed as paid.

So I pulled my Equifax from AnnualCreditReport and carefully looked over my file.  None of them are showing a 30 day late in the past year.  I recently went through a Wisconsin Chapter 128 program and had a Capital one card on it.  June of 2016 was the last time they labeled the account as a Charge Off, until I fully paid off the account this past April.  Then they put another CO for the month of April.  Could this be what Equifax is reporting?

The Activity Designer does say Paid and Closed

 

Otheriwse everything else either show the check mark for the 1+ years or shows no data.  Could this be what is being reported as thing that is being report in the Time Since Most Recent Late Payment?

Yeah, you are doing what I suggested, which is to look at every account and see if there is a recent box in the month-by-month payment history that is a derog of some sort (late, CO, etc.) -- with a special attention to the last four months. Sounds to me like you have found it.

 

I don't have a lot of experience with derogs or strategies for attempting their removal.  Other folks will likely know more.  If you don't get anyone to chime in here after another week, you may want to create a dedicated thread in the General forum focused on this question.  (New CO mark, can I get this removed and how?)

 

Does this account only appear on Equifax?  If the account also appears on TU and EX, then the CO designation for April may hit there too -- it just needs some more time.  Remember that you only get one ACR report a year, so I would monitor, my TU and EX reports using free tools for a while, and save your ACR pulls for when enough time has gone by for any changes to have materialized there.

 

Did you see my earlier observation about paying off collections?  You seemed to think that paying them would cause them to fall off your report.  Unless a specific pay-for-delete agreement was negotiated beforehand, the collection will not fall off your report -- it will just be marked as paid.

Thank you. Yeah it does appear on all 3 credit reports.   So we'll just have to see and when it's time to apply for a VA loan I may have to just explain the situation and see what happens.  As for the collections, I had some other ones on there that were also paid off and these do not show on the reports at all, so I'm thinking they did fall off.  We talked to a mortgage broker and he said since they were all medical bills, it might not be that big of deal.  But if they fall off that would be great.  

 

We're making gains.  We purchased a truck July of last year and our credit scores were in the low 500's I believe.  I guess as long as we keep doing what we're doing, our scores will keep going up.
