Need Help with the Math for Closing Please!!!!

Purchase price  $111,111

Loan Amount     $117,000

 

Deposit to realty company  $1000 Paid Already

Home Insurance 1 year  $752  Paid Already

Home Inspection  $545  Paid Already

Credit Report Fee  $32  Paid Already

Appraisal   $425

Tax Service   $96

Title Service and Lenders Title Insurance $1678.75

Initial Deposit for Escrow   $1495.04

Government Recording Fee  $136

Transfer Tax  $1,111

Additional Disbursement?  $539

 

We close tomorrow and I am not sure if this math is right.  According to the GFE just given to us...

Total Paid by/for Borrower $118,000

Gross Amount Due from Borrower $117,817.48

Less Amount paid by Borrower $118,000

Cash to Borrower $182.52

 

Does this make sense?  Are these numbers right?  Please I am so confused!!!  Thank you for any help.

A GFE can change but it shouldn't be significant. Example would be Appraisal $425 but the actually fee charged was $450.

 

According to the numbers you have mentioned there is a discrepency of $1408.21

 

Lets double check the numbers

 

Purchase Price 111,111

Deposit 1000

Balance 110111

 

Home Ins Paid

Home Inspection Paid

Credit Report Paid

Balance 0 Nothing owed for closing

 

Appraisal 425

Tax service 96

Title service 1678.75

Escrow deposit 1495.04

Government recording fee 136

Transfer Tax 1111

Additional Disbursement 539 could be numerous things, rapid rescore, additional credit pulls, attorney fees, etc etc

Balance 5480.79

 

Balance of 110111 plus

Balance of 0 plus 

Balance of 5480.79

 

Totals 115591.79

 

Loan amount of 117000 minus

Total of 115591.79

 

Leaves you with a credit of $1408.21 

 

IMO I would call them and ask them to spend the time explaining to you why the difference or even better go to his or her office and have them show you in person. Your closing is tomorrow do not accept anything that you are unsure of before you go to closing or even while at closing.

^^^^ exactly right.  The only thing I would add is this: you should be looking at a HUD1 right now and not your GFE (except as a comparison to the HUD1).  Contact your agent or the title company and get the HUD to review before closing.  Know and understand your figures before you close.

Sorry it isn't the GFE it is the HUD 1.  They look almost the same I thought they were one in the same.  Thank you for making me feel like I am not crazy!

I had a large discrepancy in my GFE and freaked out and called my LO but he told me not to worry about the title insurance since in his 15 years of do this only one person had bought title insurance and the only reason was because he was putting like 75% down.
