Experian is 726 according to Amex and Transunion is 729 from Discover. No clue about Equifax

With your cards and total CL, your credit is still weak.  You have enough credit to use.  I'll recommend you stay low for at least a year.  If you really want to get with Chase, stay really quiet and take a long break.

My AAoA is <1yr and my plan is to garden for ~2 years while my cards age and my HP's fall off.  I'm playing the long game on Chase for the CSR if the card is still appealing in a year or two.

If you really really  need a travel card I would wait 2 years and then Garden after that since you want a mortgage down the road.
