I am in the middle of trying to buy a house - our offer has been accepted, we've completed the inspection and appraisal, and signed all documents for the mortgage loan about 2 weeks ago. We didn't have any conditions and was told we could close next week (hopefully!) .. a debt collector sent me an email on 1-24, literally hours after signing papers with our lender, basically a DV letter via email. I haven't had ANY contact with this agency prior to the email. I called the next day, confirmed the debt wouldn't be added to my credit report if I paid, and paid the account in full per the settlement they offered me on 1-25. Nothing is showing on my credit report which I am very thankful for thus far, will anything show since I paid it before it was reported and they stated they wouldn't? Also the debt collector has a policy that states no debt will be reported if paid or closed within 90 days of acquiring the debt and I have also confirmed I am still within 90 days. I've just been reallllly worried something will pop up so close to closing, my anxiety is through the roof ![]()

CAs are notorious for popping up during the home buying process, as all of the CRAs sell "Collection triggers" which alert creditors / CAs when certain events occur on your credit file, such as a mortgage inquiry.
The good news here is that it sounds like it's not going to pop up on your reports or impact your FICO scores, so I think that you'll be okay to proceed with the home buying process.

Based on the information you provided, it seems unlikely that the collections account will show up on your credit report or impact your loan approval. If you paid the account in full before it was reported to the credit bureaus and the debt collector confirmed that they would not report it, then you have a strong case to dispute it if it ever appears on your report. How did this work out for you? I'm in a nearly identical situation. Did you pay the debt? Did it report on your credit after you paid (if so how much did it affect your score)?

Nowhere did you say that this was a valid debt and you were aware of it. Was it? I don't think debt collectors send emails. I really hope you were not scammed.
Alot of questions here
1- Did you validate the debt? Or just get scammed?
2- How old was the debt? If over 7 years for most debts, they cant report it
3- Was it just a junk debt from 15 years ago sold for pennies? sounds like you got scammed actually.
4. Always get a PFD in writing if was a valid debt within 7 years
