If you dont care about getting this place demand a letter stating the AA and the bureau which they pulled that provided the information. Anyone who uses a credit report to approve/deny must follow the law concerning AA and they are no diferent from a bank in this situation, if they wont do it, find a good lawyer and sue.
It sounds like the collection agency is still reporting the account to the bureaus each month . Is the balance reporting as zero. ? If so ask the property managment company if you can show the proof of when it was paid. IE the bank statement.
When the collection was paid, the debt collector had a stautory obligation to have promptly reported paid, $0 balance under collection.
Reporting paid, $0 is their formal statement that the debt was paid.
I dont understand why any further affirmation of that reported fact would even be an issue. It speaks for itself.
Updated reporting should not be made for more than a month or two after the collection is paid and closed, however even if they continued to do so, that continued reporting should still reflect the fact of $0 balance.
Did the debt collector report paid, $0 balance?
Creditors usally report accounts once a month to the credit bureau(s). I suspect the collection agency is still sending your account to the credit bureaus after the account was piad. Look at a recent copy of your credit report and confirm how the balance is being reported. If the balaance is zero ask the collection agecny why they are still reporting show them their account only and high light the date reported.
