Impact of deleting collection

Hello,

 

I'm wondering if you guys can help me out.  My credit history (about 20 year history) has always been clean with no late pays or delinquencies on my credit file.  My score is typically in the low to mid 700's.  Recently, I contacted a mortage company to get a preapproval for a mortage and discovered that there were two collections on my experian and trans union credit file that I wasn't aware of.  To make a long story short, it turns out it was a misunderstanding for a couple of parking tickets that were mailed to me at the wrong address.  I have cleared up the matter today and the collection agency said that they would contact the credit bureaus and have those accounts deleted from my credit file on Monday.

 

Here are my questions:

 

-I've disputed these collection accounts with the credt bureau (in addition to getting a full assurance from the collection agency that they would contact the credit bureaus on Monday to delete)...How long will it take for the credit bureaus to correct my file?  Is there anything else I can do to expedite this?

 

-Once these two items are removed from my file will I see an immediate increase in my score if they were the only negative items on my credit report?

 

Of course I know it's shame on me for not staying on top of my credit file.  But of course my lack of vigilance with montioring my credit has come to bite me at the worst time.  These two collection accounts (for very small amounts) are causing me to have higher interests rates and less loan options.  I'd like to get this cleared up a quickly as possible so that I can close on a home.

The CA does the deletions electronically.  It will be instant when they hit transmit.  I think it's smart to attack from both sides -- the CA and the CRA.  The CRA has 30 days to investigate so likely the CA's actions will yield the quickest response.

 

Can you just ask the mortgage company to not run your credit until you confirm the collections are gone?

 

Otherwise you can have them re-run your credit after they are gone and reset your interest rate based on your correct score.  The rate isn't set until you lock the loan, and you are only at preapproval.

Yes, youshould see a rise in the score.  My Transunion I had 4 paid collections removed and I seen a score increase 88 pts.  So could be different but just shared how it worked for me on Trans.

CRA's will update as soon as the CA updates them but they do typically take several business days to process an update once received.  Even with a dispute the CRA has to refer to the relevant party.  Nothing you can do to expedite but you can follow up with the CA on Monday or Tuesday to verify that they updated the CRA's.

 

In future make sure you carefully review your reports well before applying for credit -- especially prior to a mortage or auto loan.  You should be reviewing all of your reports on a regular basis to ensure that they are correct and to prevent fraud.

Yes.  Dergogs tend to have a major impact and hold one's scores down as long as they are reporting.  This is prcisely why the general advice is to always address derogs first.  For most impact you want to address the biggest factors first:

Derogs impact Payment History.  Getting revolving utilization in check is also a common recommendation as it falls under the next biggest slice, Amounts Owed.

Quick update.  The collection was deleted and my credit score shot back up 80 points to the mid 700's again instantly,

Awesome! When my Chapter 13 dropped off my report my scores went up about 100 points except for Experian who is still carrying an old account. It will fall off in February.
