I think we want to wait the market out. That, and I want to have significant down. I live in a very expensive market, and saving for any real down will take time.

At worst they say no and you're out $.41. I just recently sent out GW letters, haven't heard anything back. I made sure to thank them for the help they gave me in the past and said that I hoped that I would be a customer of theirs in the future. The motivation could be that they're very tired of receiving your letters every month
