From personal experience you will not get a loan on a mobile home unless it's less than 10 years old and then u will pay out the nose, if you can find a lender.

Since you own the land free and clear a credit union may grant a small mortgage on it. If the home is permanently affixed to the land, then u may be able to mortgage both.

I'd post in the mortgage section.

Welcome lilbit71! My guess is also may be a CU or your local bank. It seems to be more of a special or different type loan if they would do it. Your scores and such will play a factor as well.

How are your property taxes billed? As one bill for land & buildings, or one bill for the land with the mobile home taxed as personal property? If the mobile home is taxed as personal property then it's not considered "permanent" and will be very hard to get a loan with the mobile home as collateral. If your property tax is one bill for land & building then the mobile home is considered permanently attached on the land and you should be able to get a home equity loan on it, lower interest rate than a personal loan.
