We applied for a mortgage in March of this year. We eventually wre rejected for the Back to Work program. We loss the house that we put an offier, which was okay. My husband did not want to give up so we decided to try another bank immediaetly on April 28. They requested that we not look for a house until we were finished with pre-underwriting process. After 8 weeks, we were told yeaterday that we were approved and cleared to close. The loan offier sent us a commitment letter with some basic conditions, that apply more to a house that we will finance. There are no more document we need to submit to prove our case. Conditions include, contract, proof of earnest money, underwriter to obtain appraisal manager report through core logic, binder, clear title and soft pull credit report. Now, my question is because I feel this is too good to be true. Are we really cleared to close, could anything else come up that we don't know about considering we were rejected by another bank? I mean we do not plan to get any credit cards, buy a car, max out credit cards, our jobs are very secure...etc. I asked the loan officer if this went through underwriting and she stated that it did and we are cleared to close by underwriting and all they need is a house attaced. She stated that we had a really good file because the credit score is 780, only one credit card with a balance, income over 100k, no late payments or collections...only blemish is the house. I am concerned that something is going to go wrong because of the other rejection. Do they issue an FHA case number for preunderwriting on a fha loan?
no. they dont get a case# until you have a property address.
hopefully the other lender didnt record a denial.
did you withdraw your file from the other lender?
I don't think I did. I did not know anything about withdrawing my file. How do I do that? What happens if I did not withdraw it? How do I findout if they recorded the denial?
When they give us a case number will it show that I was denied and if so, does that mean the second lender HAS to deny us as well? Can I ask them not to record the denial or is it too late?

no. just harder for the 2nd lender to approve.
usually needs more information the 1st lender didnt have.
Thank Dallas, the 2nd lender already approved us. They gave us a commitment letter yesterday. When I questioned if it went to underwriting she stated that it did and the only conditions we have are the one I put in the original post. The loan officer said that we have a clear to close and just need to find a house.

yeah. my company does that too. but we cant order a case number without a property address.... they are tied together.
i guess they pulled caivrs.... because if they didnt and there is a denial attached when they try to order case number there would be a problem.
i dont know if we pull caivrs and case numbers separate or together. but they probably pulled vaivrs.
Not sure if it is important to mention that we are going to purchase a different house than the one that was attached to the fisrt mortgage application that we wee denied for. I spoke with the lender and he said that the fha case number is attached to the house and not us personally. Do you believe this to be true as well?
yes. new house = new case number
