Well, I'm stressed. I need the CDs today to close Friday. I have the CTC but docs are still in progress. The LO says they're coming today but ugh... if they come tomorrow close will get bumped to Tuesday.

So close, now I feel like I may participate in this thread!

 

Location - Live in Portland, OR, but buying in St. Louis, MO (University City, to be exact)

Purchase price - $400,000
% Down - 20%

Product - 30 year conventional fixed
Mid score - 798

Sellers Credit - None

Rate - 3.125% (had to finance as a second home, so rate is ~0.25% more)

Estimated Close Date -  September 10

Possible issues: No known. Lender asked for statements and paycheck stubs since my application in mid-July. 

 

Currently rent but previously lived in STL for years. I loved it so much I wanted to move back, at least part time, as I want to retire there in a few years. This is a grand experiment (and investment) for the time being.

I actually closed on my refi yesterday (well I signed all the paperwork but it won't record until next Tuesday because they have to wait out my 3 day right to cancel and Monday is a holiday). If anyone else is refinancing I encourage you to review all the paperwork you'll be signing (in my case some was prepared by the loan processing company for my credit union lender and others were prepared by the title company). I found a few mistakes (one by the title company- yikes, a missing deed- and one by the loan processing company) that they were able to correct. 


Starting Score (October 7, 2010): EQ: 698 TU: 709
Interim Score: EQ (October 21, 2010): 714 TU (November 2, 2010): 732
More Recent Interim Score: (March 14, 2018- all FICO8): TU: 831: EQ: 824: EX: 827
Goal Score: 850 all

Possible issues - The underwriter does not like my work history.

 

First time home buyers.  We heard from our LO yesterday that we have bond approval and we were submitted for final approval.  I am so nervous I can't stand it.

Well, closing is tomorrow and I got my disclosures Tuesday and thought I was CTC but today I got a request to show proof of where my down payment came from. That's easy enough since it was from my investment account but clearly I wasn't CTC! Ugh. Hoping this gets fully approved ASAP. Trying to schedule my signing now.

Looks like they cleared the condition earlier today so hopefully they'll get the docs to the title co so I can schedule signing. I really don't understand why mortgages are always so last minute. Sheesh. We've been at this for 45 days, there was no reason why my lender couldn't have verified everything ages ago.

Congratulations @Anonymous ! 

 

We locked in our rate yesterday. Brought it down from 3.25% to 3.125% by putting a little more money into our downpayment. They offered me the option 2.99% at .50 points but I don't see the value add in that. 

 

Appraiser is scheduled for Sept 8th with a due date of Sept 15. Then all we need is the title report which we started on August 25th. Really hoping we can close by the 27th.

I got an updated set of closing disclosures and somehow my rate went from 2.875% with a 1.8k credit to 2.75% with a 4.5k credit.... no clue how since my rate was locked but won't argue with that!


Losing my mind still waiting on docs. I don't understand why we're STILL waiting. Omg. Better is really dragging this out for no reason.

Still no docs to title and supposed to close tomorrow.

 

They came back and asked for an explanation of an IRS monthly payment at like 7 pm that's been on every statement I've sent them so I have no idea why this is coming up now. It's pretty clear underwriting is going over my file with a fine tooth comb right now for no reason that I can tell. I'm putting 20% down on a 575k home and make 310k a year with a 710 mid score and nothing missed or late in 5+ years. There's nothing that should be holding this up so I think the real issue is that my file sat way too long and now there's a massive time crunch. I'm so frustrated with my lender right now. 

My Airbnb stay ends Saturday, movers are scheduled for Saturday and family is flying in tomorrow night to help with the move. The truck is already at the house waiting. I'm pretty screwed if we can't close until Tuesday. Cross everything for me please!
