Can anyone explain why I would have one extremely high score and the other two within 20 points of each other? I am relatively new to this, so please bear with me as the learning curve is pretty high. Thanks.
Hello. Welcome to the forums.
Where did you get your scores? There are only a few places to get true FICO scores. You can purchase them here at myfico, (Be sure and do an internet search for "myfico discount codes" to save a little money). You can buy them at www.equifax.com or www.transunioncs.com. No one has been able to buy their Experian score since mid-February from what I've learned here. A lender can get the Experian score and members of a credit union in Pennsylvania can access theirs.
My two scores are 37 points apart. Don't ask me why. It's part of the FICO mystique.

Time can heal all wounds and a low FICO.
To add, all 3 reports differ. The info isn't exactly the same. The balances could differ, the CL for CCs could differ. There might be different opening dates. You might have baddies on one and not the other. You might have more accounts on one and not the other. There are other reasons too.
Also, there are three FICO formulas for the 3 CRAs. As hinted, you got the 3rd score (EX) from your lender, right? Each formula differs. Moreover, because there are different formulas, you could be in one scoring bucket w/ one CRA and not be in the same bucket for the other CRA.
In general though, if all three reports are a mirror image of each other, your scores should be within 10 points of each other.
