averaging couples scores?

i am sure this has been asked here a thousand times,   when geting our first home mortage, do lenders average all three of my fico scores? and do they also take that average and my wifes average and then use that total average to use as our fico base number.

example my scores 738,777, 749 average=754
               my wife     782,778,755  average=771

my average 754  wifes average 771=couple average= 762
is that 762 what the lender will use?
thanks, mike

Re: averaging couples scores?

NO, most lenders will use the MIDDLE score of the LOWER FICO borrower.  In your case they will use 777 since that is your middle score.  If your wife's middle would have been 776 they would have used that.....

Re: averaging couples scores?

I should also say with scores like you and your wife have across the board, you will have no problem!  Those are very good scores!  Anything over a 720 in the mortgage world and you are golden!

If anything, this post ought to be over on mortgages, but I'll leave it here out of fear of confusing everyone even more! Smiley Very Happy
