1:45 pm so I guess recording isn't going to happen today. Best case is probably just signing and getting the loan funded. They just asked me for more proof of the same deposit. I don't even know what to say anymore. I took money out of my 401k for my down payment... this isn't exactly a rare and strange thing to do. Yet we're still sourcing this on the day of closing and HOURS later. How many times can I provide different views of the same two accounts? We'll find out, I guess.
@Anonymous Is there someone consistent from Better that you've been speaking to about this? Or is it a different person each time?
Either way, that's a terrible way to drop the ball on their part. I just had the same occurrence happen with my LO and they verified that for a 403b or 401k, all you need is either the statement or the transaction history that shows the money went from the retirement account to your checking. What else could they need past that?
@Anonymous
I am so sorry that things are not going smoothly so close to the finish line. I saw someone say you are using Better for your loan, is there any way you can get a supervisor or different loan officer or underwriting to assist you?
I feel for you, especially this close to the end.
I do hope that despite all the troubles that you thrive in your new home!
Well, I was midway through a very upset post when my realtor texted that the CTC just came through and they're putting a rush on the closing process. I don't know how it'll record today but the sellers may be willing to let me move in if it's funded and signed and just pending recording. This has been such a nightmare, all over some deposits that should've been sourced weeks ago. My realtor is a Better realtor and she's so mad she's withdrawing from their program over this... ugh. Hopefully it comes together at the eleventh hour!
No closing today... the lender missed the wire cutoff time. I've signed and the sellers agreed to a pre-possession with funding/recording Tuesday. It's been a roller coaster, I'm so glad we figured it out for now. I won't fully relax until we close though.
Hopefully all of you have easy, painless closings!!
I'm glad you can at least move in! Good luck on the remainder of the process, you deserve some good luck after all that!
@Anonymous Yikes!!! Better sounds worse than my closing nightmare. At least you got pre possession. Makes me glad I didn't use Better. Congrats on closing to everyone on this thread!
We closed on Friday! 2 days late, but still made the last day for the rate lock. It was a complete mess. Things that went down last during last week:
1. Closing agent insisting townhouse was a condo .... I don't even know how to respond to that one (are you kidding me!?!?).
2. UW found out that appraisal didn't include a picture of the tankless hot water heater ... appraiser didn't open the utility closet when doing the appraisal. Agent was fantastic, took some pictures emailed it to appraiser, and appraiser updated the report and UW accepted. This resulted in a day or two day (found out on Monday with a Wednesday closing!).
3. Certificate of occupancy didn't come in until Tuesday afternoon. Couldn't close before that. So appraisal delay wasn't that big of a deal, both resolved same afternoon.
4. Most repairs not finished until Tuesday.... still some very minor fixes left. We almost walked away from the deal because of the repair and CO issues.
5. Final CTC resolving above issues issued first thing Wednesday am. Closing docs not sent to closing agent until Thursday mid morning. DW was working off site (wasn't planing on the delay!) .... Had to arrange a mobile notary and then drive closing docs 2.5 hours (after driving there), because we missed the fedex overnight shipping window. Alas, everything got funded and recorded on Friday.
My process with the mortgage company was flawless until the last week. But in the end, we still closed within the rate lock period. Even with the last minute issues, bank was great to deal with. I always think our next mortgage process will be very smooth, but something always goes wrong. I've chalked up the messes to being par for the course.
I am also closing in Marana in about a week on a new build, signed for it in September 2020 and there's been multiple delays as well, used Mattamy Homes. Highly recommend not using their in house funding, horrible experience and ended up going back to my original loan officer my realtor had me work with from the start.
Well we're still waiting. Was told on Saturday we we hear Tuesday but now they're saying maybe not today. I don't understand the delays. We're supposed to close Friday!
Our appraisal is set to happen tomorrow at 4p, property survey is Thursday at 8am. Once that's done, all we have is for the title and municipal search to be complete. Still hoping that we can close on the 27th.
